Terms of Service

1. Agreement

These Terms of Service ("Terms") are a binding agreement between you and Best Tenant Match LLC ("Best Tenant Match," "we," "us") governing your use of besttenantmatch.com and related services (the "Service"). By creating an account or using the Service, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Service.

2. What Best Tenant Match is — and isn't

Best Tenant Match is a listing and introduction platform. Tenants post self-reported profile information; landlords and agents browse profiles and make direct offers. We are not a party to any lease, rental application, or tenancy, and we do not make leasing decisions.

Best Tenant Match is not a consumer reporting agency, and content on the Service is not a "consumer report" as defined by the Fair Credit Reporting Act (FCRA). Income, payment history, and similar information displayed on a tenant profile is self-reported by the tenant and has not been independently verified by Best Tenant Match unless a specific field is explicitly labeled as verified through a document Best Tenant Match has reviewed. Landlords may not use the Service, or any score, summary, or information it displays, as the basis for a formal tenant-screening or credit decision in place of a legally compliant background check or consumer report obtained through a proper consumer reporting agency where required by law.

3. Fair Housing compliance

Best Tenant Match supports equal housing opportunity. We do not collect or display a tenant's race, color, religion, sex, national origin, familial status, or disability status. Landlords and agents using the Service must comply with the federal Fair Housing Act and all applicable state and local fair housing laws. You may not use the Service to discriminate against, or to express a preference based on, any protected characteristic, and you may not use any score or summary generated by the Service as a substitute for your own independent, non-discriminatory evaluation of an applicant.

4. Accounts and eligibility

• You must be at least 18 years old to create an account.
• You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account.
• You agree to provide accurate information and to keep it up to date.
• Landlord/agent accounts are currently invitation-only. We may verify landlord or agent identity, licensing, or ownership before or after granting access, and may suspend an account pending verification.

5. Tenant profiles and anonymity

We withhold a tenant's name, photo, and current address from landlords until the tenant accepts that landlord's offer. This reduces, but does not eliminate, the chance that a tenant could be identified from other profile details in a small or thin market. Tenants should not treat profile anonymity as an absolute guarantee.

6. Acceptable use

You agree not to:

• Post false, misleading, or fraudulent information.
• Attempt to identify, contact, or solicit a tenant outside the Service before an offer is accepted.
• Use the Service to discriminate on any protected basis.
• Scrape, harvest, or bulk-export data from the Service.
• Attempt to bypass security controls, including authorization checks that protect tenant identity fields.
• Use the Service for any unlawful purpose.

7. Fees

Tenant use of the Service is free. Landlord/agent coverage-area plans are currently free during early access. We will provide advance notice before introducing any fee for a plan you are actively using.

8. Communications and unsubscribe

Landlords and agents receive daily digest emails tied to their coverage area. Every digest email includes an unsubscribe link, and we honor unsubscribe requests promptly in accordance with the CAN-SPAM Act. Account and security emails (such as password resets) are transactional and are sent regardless of marketing preferences.

9. Termination

You may delete your account at any time by contacting support@besttenantmatch.com. We may suspend or terminate your account if you violate these Terms, misuse the Service, or if we reasonably believe your account poses a risk to other users.

10. Disclaimers

The Service is provided "as is" without warranties of any kind, express or implied. We do not guarantee that any tenant will receive an offer, that any landlord will find a suitable tenant, or that any information on the Service is complete or accurate. You are solely responsible for independently verifying any information before making a leasing decision.

11. Limitation of liability

To the fullest extent permitted by law, Best Tenant Match will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or data, arising from your use of the Service. Our total liability for any claim relating to the Service will not exceed the amount you paid us, if any, in the twelve months before the claim arose.

12. Changes to these Terms

We may update these Terms from time to time. We'll update the effective date above and, for material changes, provide additional notice. Continued use of the Service after a change takes effect constitutes acceptance of the updated Terms.
